First consider the reason you are renting or buying a mobile office. If the office will be used in a work zone, such as a construction site, you’ll most likely need a smaller office than compared to a professional, customer-facing office. Here’s an easy way to calculate the amount of square feet you’ll need per occupant:
- For general uses, like construction offices or training rooms for manufacturing sites, plan on 100 sq. ft. of floor space per occupant.
- For professional settings, such as a sales office, look to get 150 sq. ft. per occupant.
Once you have your baseline number, consider any special rooms that would add space to your calculation. Do you need a conference room, break room, reception area or other large communal space? Add these to your space calculation. A unisex bathroom is already included in your basic space calculation, but separate men’s and women’s restrooms are not. If these are part of your plan, adjust your space calculation accordingly.
Also, familiarize yourself with the area around your work space. Plan for at least 6 feet on all sides of your office trailer, plus a path to and from your site entry point for delivery and pick up. Check your local codes as they may require more space surrounding your building.
